A plan to build 30 condominium units overlooking the Hudson River in the city of Newburgh won approval from the city planning board earlier this month. Builder Ray Yannone of Storm King Builders says that he and architect Giovanni Palladino designed the four-story buildings to meet the requirements of the master plan adopted in 2008 even though none of the city zoning codes have been changed to meet the new requirements.
The new building will be constructed on a lot that Yannone is purchasing from the city of Newburgh on Colden Street between South William and Renwick. He calls the building design “new urbanism,” a classic architecture that includes window placement and facades that are traditional but are mixed with modern materials, like brick and hardy board instead of wood siding.
The drawings of the newly approved plans show that condominiums will be built on a slope, with garages in the ground floor and the first level of living space starting 16-feet above street level, a plan that will maximize the height of the buildings and the views of the Hudson River. Yannone said that area in front of the buildings is currently a Central Hudson storage area and will remain undeveloped.
The 30 condominiums will be a mix of one-, two- and three-bedroom units that will sell “in the $200,000s.” Yannone said. The builder said that it was great to work with both the zoning and planning boards to develop the plans. He noted that the board members understood the importance of building high-density workforce housing for city residents and worked with him to get variances on the different codes that have not been brought in line with the newly-adopted master plan.
The new condominiums are one block away from Washington’s Headquarters and a short walk from the Yannone’s latest rehab project – the West Shore Train Station that will house a theater and pizza shop. The project still faces review by the waterfront advisory committee.
