The clocking is ticking down to the April 14th auction of 50 pieces of property owned by the city of Newburgh. The property ranges from empty lots to multi-unit buildings and single-family residences.
You can register to bid online or you can bid at the live auction to be held on Thursday, April 14, 2011 at 11:00 am at the Hilton Garden Inn, Newburgh-Stewart Airport, 15 Crossroads Ct., Newburgh, NY 12550.
Anyone interested in bidding on the property can see what is available by visiting www.nysauctions.com/servlet/SelectAuction.do?auctionId=4. An onsite inspection tour of the properties will be held on Wednesday, April 13th. The schedule for the inspections will be posted on the same website on Saturday, April 9th.
This year, there is no owner-occupancy requirement and bidding is open to developers who may want to invest in a property as a rental. In addition, some properties located in the city’s Historic District may qualify for property tax exemptions for exterior and interior improvements. First time homebuyers who invest at least $3,000 in improvements may receive a property tax exemption. You can get the details about these tax programs from either the city’s tax assessor office or the department of planning and development.
Conditions of sale include:
• Building permit must be obtained within 12 months and certificate of occupancy within 18 months for existing structures
• Vacant properties that are not immediately being redeveloped do not require a building permit, but the property must be kept clean in accordance with City code.
• If a property is purchased by adjacent property owner and lot is substandard in size under zoning requirements, the lot must be merged.
• Some contiguous properties will be sold as a package with requirement to merge.
